  • 🔴 Noise / special-exception risk: Both towns are rural large-lot residential. Budget $75K–$150K for acoustic engineering, berms, directional arrays, and Special Exception permitting.
  • 🟡 I-95 summer saturation: Misquamicut beach traffic already closes Atlantic Ave on Saturdays. Mandatory TIS, staggered arrival, remote parking + shuttle.
  • 🟡 Seasonality: ~14 viable Saturday show-nights/yr. Treat amphitheater as amenity + marketing engine; RV resort is the cash engine.
  • 🟡 Watershed permitting: Pawcatuck River regulatory overlay. CT CEPA + potential Section 404 if any wetlands touched. Wetland delineation pre-LOI.
